You’ve made the decision you would like to go ahead and build your dream home. Congratulations! Unless you have land already, or have purchased it, one of the first things you will have to do is purchase your land.
Here are some tips that will help you during this process:
We recommend seeking the advice of a builder before purchasing your land. Your builder will help you with the following:
*He/she will evaluate the length and cost of a driveway
*Your builder will also help you with finding out your access to utilities, including the location of public utilities.
*Your builder will be able to tell you the size of the lot, and where the location of your home should be. (facing north, south, east, or west)
*Your builder will also know where the best placement of the windows will be for south or western exposure.
*If you plan on having a garage, your builder will know where it should be located. (typically on the high side of the ground to prevent more fill to be brought onto the site. If it’s on the low side, then fill requirements may increase dramatically)
*Your builder will help you with the proper size of the home to fit with the dimensions of the lot. (Will the lot allow for a ranch style home vs. a 2-story, etc)
*Your builder will be able to find out if there are any obstacles that exist, such as ponds, wetlands, streams, valleys, cliffs and trees.
*If there is a septic sand mound, your builder will help figure out where it will need to be located. If there will be a well, then the well must be typically 100 feet from the sand mound or 50 feet from the holding tank.
If you have already purchased the ground, a builder will still be able to do an evaluation, preferably before a house plan is committed to and contracted for.
