It’s the big question: What is your budget to build your dream custom home? This is something that must be considered and carefully planned out to make sure you create a very realistic budget for yourself, and we’re here to help!
Building a budget for your custom home can feel like a long, hard road, but it doesn't have to be. The number one way you can help yourself in the process is to partner with a custom home builder who understands your region, as certainly prices will absolutely vary depending on where you are.
First, does your ideal budget consider the cost of land?
If you have a budget in mind, does it include the cost of your land? If you already own your land, you’re halfway there. But let’s say you don’t have that piece of land yet. The first step is to figure out what type of land you want. Is it in a city or town, lakefront, in the mountains? There are several factors to think about when coming up with your land. Also, searching for your land is better the sooner you start. And now, with Timber Block’s Realtor Advantage Program, we already have partnered with realtors with land for sale all over Canada and the USA. You can find out more about the Realtor Advantage Program (and the Builder Advantage Program) HERE.
Now, let’s say you found the perfect piece of land, what you have to do to that land will play a factor in budgeting as well. How much work will it be to get the land custom home ready? Also considering sewer/septic, wells, grading and landscaping will all be things you will need to consider when coming up with the budget suited for you.
Let’s now talk about the actual cost to build. First, it really matters where you are building. At Timber Block, we are always asked “how much is it to build a 2 bedroom, 2 bathroom home?” There are many questions to be asked and answered before that number is manifested. First, the size and style will come into play. The finishings on the inside is a considerable factor, and certainly where you are building will determine the cost to build. For example, building in some places in Ontario and British Columbia will certainly be different in the Maritimes, In the USA, places in California will be different than building in -let’s say - rural Kansas.
Finally, you must think of other additions, like a porch, or deck, the framing of either, and the materials you will want to use. Things like 3 or 4 season rooms will have to be considered as well.
Timber Block has an entire team that is there to help you.
