Included in the Shell-Up Service.

We handle the excavation and foundation work, followed by the complete assembly of the structure, floor system, and walls up to the roof trusses. The roof is covered with an underlayment membrane.

It will then be ready to receive the finishing work, such as the waterproofing of doors and windows, the final roofing material, and interior finishes, all completed at your own pace.

Foundation

- Insulated monolithic slab-on-grade built in compliance with building code;

- Standard excavation, excluding any special work (such as rock removal, backfill, excavation surplus, unsuitable soil conditions).

Framing

- Columns, beams, and load-bearing walls installed according to plans;

- Crane allowance included for installation of Timber Block wall systems;

- Installation of the Timber Block engineered structural system, including roof trusses;

- Temporary staircase for the main floor;

- Complete floor system including joists and glued and screwed subfloor, as per plans (for second floor or mezzanine).

Exterior Finishes

- Installation of particleboard structure and waterproof underlayment membrane (final roofing material not included);

- Installation of doors and windows (insulation, air sealing, waterproofing, and trim not included);

- Installation of loose exterior materials not included (for example: fascia, soffit, corners, joints).
